Sloopin Open House: 3bd Recently Remodeled Condo Under $400K with a Murphy Bed

We recently stumbled upon a cool unit that recently went up for sale by its owners.  The unit at 40 E. 9th street is Apt #1608 as is a 3bd/2bth listed for $369K.

If you're familiar with the building you know there are some interesting layouts and this one also fits that mold.  Beyond that, two things stand out to us:

1)  We love the concept of murphy beds as a space saver and this unit has a pretty cool one:

2)  They used some pretty solid "eco-friendly" materials for their remodel (which is how we found the listing):
Parking is not included in the price but is listed for an additional $29K.  We've also learned that they will be hosting an open house today (9/9) and tomorrow (9/10) from 10am - 2pm.  Go check it out!

Families looking for space, this open house may be for you - a 4 bedroom townhouse at 49 W. 15th st Unit B.  It's listed at $899K so ain't cheap and frankly is rather unremarkable...but it's got space and it's close to the proposed South Loop school - which is probably a selling point we would assume:

The Sloopin Open House: Timber Loft with Big Windows

This week we head towards the south side of the Sloop and find a high ceiling timber loft with huge living room windows - 2303 S. Michigan (ave. #210):

The unit is listed at $235K and is a 1bd/1bth - and doesn't include parking (that will be another $30K).  It looks like a pretty hip unit, but does seem kinda high upon further consideration.

That being said, it looks pretty cool.  If you need to or want to go to Motor Row this weekend this open house is on Sunday (6/23) from 11-12:30pm.

The Sloopin Open House: Who Wants a Townhouse with a Grass

We've toured units within this townhouse complex at 1315 S. Plymouth Ct and legitimately liked it.  This specific unit is listed at $465K and is a 2bd/1.5bth.  It's a unique space and for whatever reason the half moon windows speak to us:

Outside of that the unit is pretty basic, but it has a front-yard and some grass - YES GRASS:

The Sloopin Open House:
2bd/2bth Printers Row Loft Overlooking Lit Fest Festivities

In honor of Printers Row Lit Fest, we're highlighting a loft on Dearborn (727 S. Dearborn Unit 212) that would allow you to overlook the fest.  The open house is today (6/10) from 1-3pm - so go to the fest and check out this unit.

You know we're a fan of these old buildings and the character they offer and this specific unit meets that test.  It's a 2bd/2bth and is listed at $465K.  Not cheap, but it's a unique, open space:

The Sloopin Open House: 4-Story Townhouse on a Park

Last week we looked at a townhouse in Dearborn Park 1 and today we do again.

This specific one is in the development that is relatively newer and more contemporary then the more stark townhouses in the area.  1170 S. Plymouth Ct #1NE - faces Roosevelt Park, so sort of feels like it has a huge yard (albeit a public yard).  Regardless it's a very unique amenity that most in the area wouldn't have.  The unit is listed at $725K which seems reasonably priced given previous comps.

The unit has 3 beds and 2.5 baths, with a bonus floor on the 4th floor that leads to a beautiful roof deck with a solid view:

Judging by previous sales, these units don't last very long, so if you're in the market for a townhouse we would suggest heading over there quickly.  The open house is today (5/14) from 1-3pm

The Sloopin Open House: $1.1 Million Double Townhouse

What does a $1.1 million townhouse look like north of Roosevelt?  Apparently this:

While some may squack at how Dearborn Park I (and II for that matter) break up the city's grid, for those who live there it's an amazingly quaint setting in the middle of the city.

This specific unit looks to be two townhouses combined, but we're not sure.  It has 4 bedrooms / 3.5 bathrooms and has a spacey 3,200 square feet listed on the spec sheet.  While nothing stands out as amazing about this unit, the wow factor comes in the sheer amount of space.

The Sloopin Open House: Holy Fridge Batman!

Townhouses seem to be in short supply and the Sloop and this one at 1319 S. Indiana is a prime example of that.  This specific 3bd/3bth unit clocks in at a high $985K, but it's very nice and has amazing finishes.

Maybe that's what the market is asking, but damn that's a lot for a 3bd townhouse.

That being said, upon scrolling through their pictures this amazingly large fridge stood out:


Regardless if this is in your budget, it would be a fun open house to check-out.  If you do, please open the fridge and take a picture...we're curious what it looks like inside!

The Sloopin Open House: Easter Weekend at the Pope Building

Seems fitting that the open house we're checking out this weekend is in the Pope Building (633 S. Plymouth Ct Unit #802).  But Easter goers don't fret, the open house is on Saturday - not Easter Sunday!

This specific unit looks very spacious and while it's a 1 bed / 1.5 bath clocking in at $315K, it's a great location and has some solid character (fun windows!):
 

This specific open house starts at Noon and goes until 2pm.  Hop on over and say hi to the Pope for us!

The Sloopin Open House:
Lofted Living Room and Remodeled Kitchen

We're a fan of lofted living rooms, but these features tend to be more prevalent in the burbs where space is ample.  So when you see it in the city it stands out!

That brings us to our featured Sloopin Open House this week which is a townhouse in the Dearborn Park II neighborhood (1328 S. Federal St. Unit L):
We've always found the units in this development more interesting than the normal townhouses in the neighborhood and it appears that the owners/real estate agent have factored that into the price (this is registering in at $700K).

That being said, the kitchen looks to have been recently remodeled and the overall appearance of the unit looks nice.

The Sloopin Open House: Sweet Design & Decoration

This week we take a look at what appears to be a studio masked as a 1bd/1bth at 732 S. Financial Pl (unit #414).  That being said, don't sleep on this one...it's an interesting unit.

It's a corner unit and appears spacious:

It also has some cool design elements like this moose!

The unit is listed at $255K and from what we can tell it doesn't include parking.

The South Loop Open House:
2-Bedroom Townhouse with Interesting Stair Placement

Most townhouse in the Sloop are pretty similar.  This one at 1616 S. Indiana (Unit C3) has an interesting layout and caught our eye.  At ~$535K, it seems more expensive than most 2-bedroom townhouses, but it does have some interesting features.

What really caught our interest was the prominent staircase and the raised ceiling that accompanies it:

To be honest, we're not sure if this is a good or bad thing.  Seems like it could be good, but it also might be awkward.  Does anyone know?

Anyway, they're having an open house on Saturday (2/25) and Sunday (2/26) from 11am - 1pm.  Go check it out and let us know how the unit looks!

The Sloopin Open House: Townhouse with Soldier Field View

It's been awhile since we did our weekly open house post and for some reason we feel like winter is winding down (although this past work week was pretty cold).

Today a townhouse in the Prairie District area got our attention.  This specific one is listed at $675K and is located at 312 E. 17th St.  While nothing inside the unit stands out as unique, it does look like this one had a nice remodel.  The kitchen looks lovely and the fireplace is on point:

Beyond that, some of the outdoor space has a view of Soldier Field. While it seems like you might struggle to hear cheers from Bears games (man they suck!), at least you could listen to some of the big time concerts coming this summer such as U2 and Coldplay:

The Sloopin Open House: Colorful Kitchen Peninsula


It's been awhile since we've done a Sloopin open house post, but since winter is here in full force we (ironically) thought we should call attention to an open house this weekend because let's face it - foot traffic for open houses will probably be light.


The unit isn't big, but it does have some solid charm with a ton of exposed brick and timber ceilings.  However, what really caught our attention was the colorful kitchen area:

Pretty sweet if you ask us!

Anyway, this unit is listed at $225K and has homeowner assessments of $325 a month.  It appears that it does not have parking included.

Sloopin Open House: Got $7.1 Million?

On Saturdays we often try to highlight unique open houses.  Today, it's not an open house, but it's a strange real estate opportunity (via Crains):
Two years after putting a block of 141 condos in a South Loop building up for sale individually, a Los Angeles-based investment group hopes to close out the inventory soon by offering the last 15 in bulk to somebody who wants to finish the job. 
"They're ready to exit and want to hand what's left to somebody else," said George Toscas, the ACO Commercial vice president who is representing 15 unsold condos at the Guild, the 14-story tower at 50 E. 16th St., for owner Oaktree Capital Management.  
The effort to sell them individually to homeowners, brokered by @properties, will continue concurrently, Toscas said. The bulk asking price is not specified but would be approximately the sum of the asking prices of the 15 units, $7.1 million, Toscas said.

The Sloopin Open House:
A Corner Living Room with Windows Everywhere

We're going south for today's featured open house.  This 2bd/2bth unit at 2035 S. Indiana appears to have a nicely oriented, window filled, corner living space:  

It caught our eye, so figured we would share.

The unit is listed at $350K (+$35K for parking) and has just under 1,200 sq feet of living space.  Not cheap, but it looks like it's well kept.

The Sloopin Open House:
6th Floor Penthouse with Big Terrace

As someone who lived in the building we're featuring today, the units on the "penthouse" floor were always intriguing to us.  First off, penthouse is generous as this is a 6-story building - but we get it - it's on the top floor.

That being said, we've been in some of the units and they all feature pretty large terraces.  This specific 2bd/2bth unit is PH7 in the 1440 s. Michigan building has one of the more unique ones:

It's pretty sizable and has a nice access point right off of the living room.  While the divider being held up by cinder blocks seems clunky, some creative decorating can hide those pretty well we'd imagine:

The Sloopin Open House:
Outdoor Space That's Bigger Than the Living Space?

This week we found a 1bed/1bth loft at 1503 S. State (unit #307) that may seem like a conventional South Loop listing until you realize that it has a massive, 1500 sq foot private terrace

The pictures inside look fine.  Nothing crazy one way or another.  It does appear to be clear that these owners probably have outgrown the space given that there looks to be a crib in the bedroom - so not sure where the parents are sleeping :)

Anyway, the unit is listed at $299K (+$35K for parking) and is hosting an open house on Saturday (8/6) from 11-1pm.

The Sloopin Open House: Oh Hey Soldier Field!

This week we head towards the southeast side of the Sloop and gander into a 3 bed/2 bath condo at 1717 S. Prairie Ave.

The unit is in good shape and appears to have nice finishes.  But the real wow is the views - namely this nice one of Soldier Field, Grant Park, Lake Michigan and whatnot:

The Sloopin Open House:
Built-In Bookshelves and a View

One of the more historic buildings in the Sloop, the Transportation Building at 600 S. Dearborn, has an interesting past.  It also has been converted into a residential building and has some unique units.

This one caught our eye because of the built-in bookshelf.  Maybe not the most important feature when looking for a home, but something nice nonetheless:

This building also tends to have nice views and this unit is no exception if you're a fan of the Willis Tower:
